Century Hill Estates is one of St. John's finest vacation villa rental properties, conveniently located a short drive from Cruz Bay, offering luxuriously furnished two bedroom, two bath suites and queen bed efficiency suites. All units are complete with beach towels, beach chairs and coolers available to take to our many fabulous beaches. Upon your arrival in St. John, you will be met at the ferry by a Cimmaron Greeter and escorted to your villa where you will be provided with a welcome bag of snacks, beverages and information relating to your stay and given a brief orientation on the villa and St. John.

Cancellation Policy - Reservations that are cancelled more than
                        sixty (60) days prior to the Check-In Date will incur no penalty and a
                        refund of amounts paid (less a 20% administrative fee) will be returned
                        to Guest.  Cancellations (or changes that result in a shortened stay)
                        that are made less than sixty (60) days of the Check-In Date forfeit the
                        amount paid.  However, in the event the villa is re-booked for the dates
                        cancelled, Guest will receive a refund of the amount paid less any
                        difference in the rental rate of the new booking and less a 10%
                        administrative fee.  Cancellation or early departure after your Check-In
                        Date do not warrant any refund in amounts paid.

                        
Caterers - Caterers are available upon request at an
                        additional charge. A special dinner, a boxed lunch for
                        the beach, cocktails / dinner by the pool, we have what
                        you like. Pre-bookings are required 48 hours in advance.


                      
Check-In / Check-Out Time - Check-in time is 3:00pm.
                        Check-out time is 10:00am or earlier. Flexibility
                        requires advance notice. We will try to accommodate
                        everyone's needs.

                      
Deposits / Payments - An ADVANCE PAYMENT equal to
                        50% of the TOTAL AMOUNT DUE is payable at time of reservation is
                        confirmed.  Payments for the BALANCE of the TOTAL AMOUNT DUE,
                        together with the DAMAGE DEPOSIT, are payable sixty (60) days
                        before Check-In Date.  Credit card and electronic check can be used for
                        payment.

                        A security deposit may be required.


                       
Hurricane/Storm Policy - Guests may need to be evacuated for
                        their safety. In this event, Owner is not responsible for the airline changes,
                        the cost of alternate accommodations, or cancellation fees. No refunds
                        will be given unless a mandatory evacuation in a "Tropical Stom/Hurricane
                        Warning Area" is issued by the National Weather Service.  If Guest does
                        not have Travel Insurance to cover the rental amount paid, the day that a
                        mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area
                        issued, Owner will refund:
                           - Any unused portion of rent for a shortened stay from a Guest currently
                             in residence at the Villa
                           - Any unused portion of rent from a Guest that is scheduled to arrive
                             and must shorten their stay until after the evacuation order is lifted

                       
Kitchen Provisioning - There are various companies that provide
                        kitchen provisioning for your stay. If having your kitchen stocked before
                        your arrival is something you are interested in, please contact us for
                        additional information on available packages.

                       
Maid Service - The units are cleaned before your arrival.
                        Mid week maid service is available for an additiona fee. Call to schedule.

                       
Pets - Some small pets may be allowed - there will be an
                        additional pet deposit required.

                       
Property - Guests are advised that personal items lost
                        or stolen are not the responsibility of the management.
                        Guests will be given a set of keys and will be solely
                        responsible for locking the condo and the safe keeping
                        of their personal valuables during their visit. Safes
                        are available in each unit. Management assumes no
                        responsibility for insuring that the condo is locked and shall
                        be held harmless from any and all claims of loss.

                       
Rates - Rates vary vary seasonally and are outlined in
                        the table above.

                       
Service and Repairs - We reserve the right to enter the
                        premises when the property or systems are in need of
                        repair. No refunds will be made for minor inconvenience.
                        Cimmaron Property Management will use every
                        effort to expedite parts replacement and schedule repair
                        work to minimize disruptions.

                       
Smoking - Smoking is not permitted inside the units
                        or indoors anywhere on St. John.

                       
Tax - All rentals are subject to the 10% U.S. Virgin Island
                        Hotel Tax. There is currently no sales tax in the USVI.

                      
Transportation - To see our beautiful island and visit
                        our pristine beaches we suggest a jeep or car rental.
                        We recommend http://www.stjohnusvi.com/rentals.html as a
                        good place to locate a rental.

                       
Trip Insurance - Once again, we recommend that you
                        purchase travelers insurance, especially when traveling
                        in hurricane season, June - November. For more
